A Dubai brokerage, from a family rooted here for more than three decades. We help you choose the right project and stay with you until the keys are in your hand.
Developers we work with
We watched Dubai rise from open sand, district by district, into the city you see today. We bring that knowledge to choosing where and what you buy, then handle every step from start to finish.
Starting price and handover date, as each developer publishes them. We confirm the current figures in writing before you commit.

Home or investment, the area, the size and the timing.
The projects that fit, compared side by side on area, developer, layout and handover.
At the sales centre or on a video call from wherever you are.
We take you through the reservation and the sales agreement before anything is signed.
We track each one with you until handover.
We inspect the unit with you or for you, and see you through to the keys and the title deed.
An off-plan property is bought from the developer before or during construction. You pay a booking amount, then installments tied to dates or construction milestones, and the balance at or after handover. The sale is registered with the land department while the building goes up; in Dubai that register is called Oqood.
Yes, in the areas each emirate opens to foreign ownership: freehold areas in Dubai, investment zones in Abu Dhabi, and their equivalents elsewhere. Most new launch communities are in them. You do not need a UAE residence visa to buy, and the property is registered in your own name.
The developer sets the schedule: a booking amount, installments during construction and a final payment at handover. A payment plan written as 60/40 means 60% before handover and 40% at it. Some plans continue after handover; these are called post-handover payment plans.
Each emirate charges a fee to register the sale. In Dubai the Dubai Land Department charges 4% of the price plus administration fees, usually paid at booking, and some developers cover part or all of it as a launch offer. At handover there are usually utility deposits and the first service charge. We list the costs for a project in writing before you book.
In Dubai the law requires a developer selling off-plan to register the project and take buyers’ payments into a dedicated escrow account at an approved bank, released against construction progress under the supervision of RERA. Abu Dhabi has its own escrow law. Pay only into the escrow account named in your Sales and Purchase Agreement.
Yes. You can view the project and the unit on a video call, and many developers accept electronic signature of the booking form and the Sales and Purchase Agreement. Payments go by bank transfer to the project’s escrow account, and we follow each step for you here.
Under the UAE’s current rules a property investor may apply for a 10-year Golden Visa when the property is worth at least AED 2 million, and off-plan property from approved developers can count. The authorities decide each application, not a broker, so check the current rules with ICP or GDRFA before you rely on it.
When the building is complete the developer sends a handover notice. You pay the final installment and any fees due, the unit is inspected and defects are listed for the developer to fix, and you receive the keys. The off-plan registration is then replaced by a title deed in your name.
Your budget, the area or project you have in mind, and whether you are buying a home or an investment. We reply with a shortlist and each project’s details.
